Existing Commercial Real Estate, Class A & B Quality.

Loan Size/Terms: $1 to $50 MM on 3-10 year terms (Fixed) and 3-5 year terms (Floating).

Security: B-Notes – Subordinate interest in a First Mortgage or Deed of Trust; Mezzanine – 100% pledge of the partnership interests.

Placement: Privately placed.

Other Requirements: Intercreditor Agreement between Quadrant and first mortgage holder, Right to purchase the first mortgage upon Borrower default, Right to assign interest to other institutional investors, satisfactory 3rd party reports, and in-place all risk insurance.
