Quadrant tailors investment strategies on behalf of U.S., Australian and other domiciled institutional investors to gain exposure to either or both of the Australian and United States real estate markets. In the U.S. and Australia, Quadrant is regarded by many institutional investors as a market leader in real estate backed debt investment strategies.

Property Finance / Private Debt
On behalf of our institutional clients, Quadrant provides a complete range of commercial real estate financing options to mortgage bankers and property owners in the office, retail, industrial, multifamily, and hotel sectors. Quadrant originates fixed rate first mortgages, B-notes, and mezzanine loans secured by stabilized, institutional-quality commercial real estate located in primary and select secondary U.S. and Australian markets with strong sponsorship. Quadrant can invest in loans ranging in size from $2 million to $100+ million through origination or purchase, and can structure earn-outs, interest only periods, and pre-payment flexibility. Quadrant may participate with other institutional lenders in large loan investments.

Public Securities
On behalf of our institutional clients, Quadrant invests in new issue and seasoned fixed rate CMBS with concentrations in primary property types and primary and select secondary U.S. markets. Quadrant also invests in common stock, preferred stock and senior unsecured corporate debentures issued by well-capitalized REITs with proven management teams and property concentrations in markets that are positioned for growth. When investing in CMBS and REIT securities, Quadrant seeks to invest in the upper quartile of the market in terms of credit quality and with a focus on principal protection and liquidity.
